Listing Side - $550*

We manage every detail of your listing transaction from contract to close, ensuring compliance, clear communication, and a seamless experience for all parties.

Transaction Setup & Review

  • Open escrow; obtain file number and request Escrow Instructions, Commission Instructions, and Preliminary Title Report 
  • Introduce our role and establish communication with all parties 
  • Review Purchase Agreement, Counter Offers, and Amendments for full execution (signatures, initials, dates, broker information) 
  • Distribute executed contract to all parties 
  • Create and manage transaction file, contacts, key dates, and timeline 

Disclosures & Reports

  • Order Natural Hazard Disclosure
  • Prepare full Seller Disclosure Package (RETDS, SPQ, Res. Earthquake Risk, Fire Hardening/Defensible Space) via Glide or DocuSign 
  • Deliver disclosures to seller(s) and buyer’s agent 
  • Ensure timely completion, return, and compliance with contractual deadlines 

Coordination & Compliance

  • Provide all reports and documents to buyer’s agent / TC
  • Order and process escrow amendments as needed 
  • Confirm escrow receipt of all required documents (commission instructions, etc.) 
  • Track key timelines including EMD, escrow documents, and HOA delivery (if applicable) 
  • Maintain weekly communication with all parties and follow up on outstanding items 

File Management & Closing

  • Upload and organize all documents throughout the transaction 
  • Ensure all disclosures and reports are fully executed and complete 
  • Deliver a complete, compliant digital file (PDF) to agent/broker at close

*Note: A $100 processing fee applies to non-closing escrows and canceled listings where the disclosure package has been created and/or escrow has been opened.

Buyer Side - $550*

We guide your buyer-side transactions from contract to close, ensuring timelines are met, documents are complete, and communication remains seamless.

Transaction Setup & Review

  • Coordinate opening of escrow
  • Review Purchase Agreement, Counter Offers, and all addenda; create and manage timeline
  • Ensure all documents are fully executed with proper signatures, initials, dates, and broker information 

Disclosures & Documentation

  • Ensure seller disclosures are received within contractual timelines 
  • Prepare buyer-related disclosures, including state and broker-specific forms 
  • Confirm buyer receipt of all reports, disclosures, and required booklets 

Coordination & Compliance

  • Upload and organize all documents in the transaction management system as received or executed 
  • Maintain communication with all parties regarding status updates and outstanding items 
  • Confirm escrow receipt of Home Warranty Invoice and Commission Instructions 
  • Track key timelines, including earnest money deposit, escrow package delivery, and HOA documents (if applicable)

Agent Responsibilities

  • Review escrow instructions and preliminary title report 
  • Schedule all property-related inspections and appointments (inspection, pest, final walk-through, etc.)
  • Order and arrange payment for HOA docs
  • Negotiate repairs and contract changes, including addenda and amendments
  • Advise clients regarding contingency removals
  • Complete Agent Visual Inspection disclosures
  • Coordinate invoices and reimbursements to escrow
  • Obtain required signatures for final walk-through documentation
  • Update MLS status to "CLOSED" upon close of escrow

  • Began transaction coordinator work in 2000
  • Continued with Village Properties in Montecito 
  • Relocated to Northern California; joined Pacific Union Real Estate in Mill Valley 
  • Worked with Decker Bullock Sotheby’s International Realty from 2014 to 2025 (now Golden Gate Sotheby’s International Realty) 
  • Earned my real estate license in 2019 
  • Licensed experience with Coldwell Banker, Compass, and Sotheby’s International Realty 
  • Additional experience in Ventura, Santa Barbara, Palm Springs, Marin, Sonoma, and Napa
